Landlord Gas safety certificates

If you are a landlord I am sure you are aware that it is a legal requirement to have all the gas appliances in a rented property Gas safety checked every 12 months by Gas Safe registered engineers. This is called a Landlord Gas Safety Certificate.

Advanced Heating & Plumbing Ltd Gas safe registered engineers are qualified to carry out Landlord Gas Safety Certificates, gas safety inspections and home buyers reports and issue safety certificates on Central heating Boilers, Gas fires, Gas cookers, etc. If the gas appliance/s requires repairs or servicing, we offer a very efficient, reliable and reasonable service so this work can usually be carried out on the same visit. The certificate will be proof that all appliances have been checked and are safe or not safe to use; a copy will need to be given to your tenant within 28 days of being issued and you will also need to retain a copy for two years from this point in accordance to the law.

All Types of gas safety inspections include:

  • Full system Gas Safe tightness test to confirm no gas leaks in property
  • Appliances check for gas tightness
  • Standing and working pressures at meter and appliances
  • Burner pressure/gas rate checked against manufacturer's data
  • Ventilation requirements are met
  • Flue flow test to ensure removal of products of combustion
  • Ensuring satisfactory operation of all flame failure devices
  • Checks for any installation defects that don't comply with current regulations
  • Investigation into any evidence of unsafe operation or installation and reported to the responsible person.
  • The landlord is responsible for the duty of care of their tenants’ safety and if non-compliance were to lead to a death from carbon monoxide poisoning or due to a unsafe appliance or gas supply, the landlord could be charged with manslaughter. Failure to produce valid gas safety certificates (CP 12) can result in prosecution and can also invalidate your property insurance, which in turn means you may be liable for potentially expensive civil claims and heavy fines.

Home buyer’s reports

On completion of the above safety checks the gas operative will accurately record the findings on the landlord’s or home owner’s gas safety record. This certificate is a useful tool for sellers as it removes doubt from the prospective purchaser as to the suitability of the gas installation for continued use. Most surveyors and solicitors will advise their clients to have the gas installations tested prior to purchasing a property. This will not only help the buyer make an informed decision, but if any defects are discovered the purchaser can be aware of the estimated cost of boiler repair or central heating repair or even a new boiler installation before they buy the property.
